Here is an update on one of our latest investment properties that we are flipping down town Orlando. This home is located in the historic district so it has been a slow process of getting things approved and inspected. This home was 1100sqft when we bought it and we tore an old addition off the back. The new addition is over 1200sqft bringing the new square footage to over 2200sqft.

Here is one of our latest Orlando Florida flips. This home is located in the college park area of Orlando. When we bought this home it was a 2 bedroom, one bath home that was only 900sqft. We built an addition on the back making a 3 bedroom, 2.5 bath and increased the size to 1860sqft. We purchased this property for $120,000 and sold for $348,000.

Here is our latest flip to close. We bought this home in Oviedo for 145k and sold in just over 90 days for 300k. We had a buyer a month before we finished rehab, another flip without needing the MLS. This home also appraised at 312k. I had a few buyers that I tried to wholesale this to tell me that 280k is the max ARV. Not only did appraise for a lot more, it was also a easy home to sell. We had several people want the home after we had it under contract.

Marcia Dr Flipped In Under 90 Day’s (Video)

Our Marcia dr flip has sold and turned out to be a solid flip. We purchased this home less than 3 months ago and had 3 full price offers within a few day’s on market. This home was purchased at $53,000 and sold at $119,000. We had right at 30k in the rehab and profitted 27k. This was another home we had wholesale for almost a month and no takers.

The Winter Springs flip on Evergreen has sold and went extremely well except for the appraisal. The home was only on the market 2 day’s and I recieved a full price offer ($99,000). We left the home on the market a couple more day’s and recieved 2 more full price back up offers, then we marked it pending. The first apprasal was for more than asking and the second came in at $95,000. I recieved the bad news a couple day’s before closing and was assured it would close on time at the lower appraised price. I went ahead and took it. I still made out good on this house that nobody wanted. This property was on our site for a month at 55k and no takers. Here is how the deal worked out for me:

Purchase – $53,000.00

Closing cost buy – $3,214.45

Hard money payments – $1,469.76

Rehab – $14,414.95

Closing cost sell – $5,306.25

Total cost – $77,405.41

Sale price – $95,000

Profit – $17,594.59

 

 

Pinecrest Home Downtown Orlando Is Complete

Here is a look at our Pinecrest flip that we just completed in downtown Orlando. This flip took over 60 days because of permitting the back garage conversion. The new apartment in the back is now on its own separate water, power and has its own address. This apartment has its own living, kitchen, bedroom and full bathroom. This space could also be used as a professional office as it is zoned. The main changes in the front home were the entrances to the bathroom. Before you had to go through bedrooms to get to bathroom. We took out the closet in bedroom 2 and cut a new entrance. Then we closed off the 2 other entrances and built a new closet using part of the back porch. We also replaced the windows, refinished the existing floors, new trim, doors, brand new kitchen, brand new layout for bathroom, changed the exterior look of the home, new stucco finish and paint. We now have this home listed at $225,000.

Here is one of our latest flips in the conway area located in Orlando Florida. We purchased this bank owned foreclosure for $70,600 and sold for $149,900. This flip was only on the market one day and closed on time. We updated everything inside, doubled the size of the master bath, cleaned up the pool and replaced the A/C system. Both conway homes we rehabbed in the last couple months sold really fast and near full asking price. For us the conway area has been just as hot as the downtown Orlando area and college park. We have 3 of our current flips under contract now and the market seems to be very stable right now for flipping homes. Check out our latest flip downtown on Mount Vernon St. We purchased this 2/2 for $80,000 and turned it into a 3/2. The total rehab cost $45,000 and we now have it on the market at $189,900. This home is located in the historic colonial district downtown Orlando. This home was purchased through an estate sale and took nearly 4 months to get closed. We just purchased another home on Pinecrest, walking distance from Mount Vernon, also through an estate sale. We are currently marketing our Pinecrest property pre construction until we have time to get started. Right now we have three other properties ahead of Pinecrest and all 3 are moving right along. Our downtown Hampton flip is all finished and this little 2/1, 1050sqft home is now a gem. We converted the garage conversion back into a garage and created a little area for a dining table. The kitchen layout was changed by adding a back door, pantry and bar top. The rest of the home had no major changes and was updated. This home was a bank owned foreclosure that we purchased at $67,500 and plan on selling at $139,000.

Our Deerwood property is finally done and move in ready. This former bank owned foreclosure was one ugly duckling. We had to put a lot of thought on the inside and outside of this project. Here are some pictures of the Harmon house in Winter Park Florida. This is the 7th rehab I have started this year and I am closing in on my goal of 12 rehabs this year. This rehab we won't be changing the floor plan too much. We plan on making the kitchen bigger, the master bath bigger and updating everything. I bought this property with a vacant lot in the back. In the future I plan on building a new home on this lot. This is the 4th vacant lot that I have acquired in the past year. Once new construction picks up I will start building on these lots. This property and the other lots I purchased from other wholesalers. I have purchased several properties in the past from wholesalers and I have also sold several properties to other wholesalers. I personally don't care where the deals come from as long as the numbers work for me. In today's market the bank owned properties (REO's) are usually the best deals and the competition is fierce. When buying from wholesalers you usually pay about 3%-5% more but you don't have to waste time looking and putting in several offers.

Here is a property we bought in the downtown Orlando area. This bank owned foreclosure was purchased for $111,000 and sold for $223,000 five months later. We target  investment properties in the downtown area, Winter Park and college park area. These areas are more pricey but the payoffs are greater and properties seem to appraise easier. We have also found that the higher dollar homes close on time and have less hiccups. Just like buying in lower income areas you have to buy right and budget accordingly. When buying the lower end homes your margin of error is slim and you have to be careful not to under estimate the repairs. If you under estimate repairs it may influence you to pay more. Paying too much on something you under estimate can turn what you thought was a $20,000 profit into a loss. We always estimate high on repairs to combat unforeseen repairs. This property we ran into some unforeseen problems with the floors. When we ripped out the floors we noticed that the bathrooms and kitchen there was concrete about an inch and a half higher than the rest of the house. We had two choices to level the floors 1) float the whole home with concrete or 2) tap con plywood through the whole house. Since the floors were leveled out before with concrete and came up when we removed the tile we then chose to level the home with plywood and carpet. The bathrooms we tiled to the existing concrete. Everything turned out perfect but it was a cost that was not planned for. Mid Florida Investment Properties offers free rehab consulting to help our buyers through the whole flipping process.

This bank owned foreclosure I purchased for $114,000 back on June 12 2009 has sold! This was a fun rehab that took just over 30 days to complete. We just sold it on 11/12/2009 for $212,500, exactly 5 months. Huge profit!! This home was converted into an assisted living home with 4 bedrooms and 4 bathrooms. We turned it back into 3 bedrooms with a room that could be used as a forth bedroom. We reduced the bathrooms to 3 full baths and converted the garage conversion back into a 2 car garage. I completed the repairs on this bank owned foreclosure in less than 3 weeks. Homes in this east Orlando neighborhood are selling below $100,000, so I used economical materials in this flip. We used a basic shaker cabinet and prefab granite in kitchen along with lower end appliances. We used a closed out tile throughout the house including the shower. This home had a decent roof, A/C unit and newer windows when we purchased. This allowed us to keep the total remodel cost us just under $15,000. Winter Park Home Flip Video Part 4

Here is part 4 of 4. The last video on my flip in Winter Park Florida. This video shows the rehab on two bathrooms. The hall bath we gutted and replaced a lot of rotted wood. It was just like most the bathrooms we rehab. I like to gut bathrooms and start over unless the tub and tile look updated. In the master bathroom we pushed the shower back a little over two feet into one of the master bedroom closets. This gave me enough room to install a vanity and give a little wiggle room to the new buyer. We built a new closet to replace the one we removed. Both baths are brand new from top to bottom and will help increase the over all value of the home.
