 We used this bedroom to create space for the new downstairs bathroom, the hall leading to the new master suite and the wall we moved back in the kitchen.

Upstairs access 

 Here is the old access opening to the upstairs. There were no stairs and we had to create a staircase to get access.

 We had to bring the stairs in from another direction.

 We had to do a platform and turn the stairs toward the dining room. This actual gave the house more character and worked out in our favor.

Here is the upstairs bathroom framed. This bathroom will serve the upstairs bedroom and new bonus room over the master.

 The walls framed and ready for new windows.

This back wall will be removed. The window on the far left will become a door leading into the existing structure. The far two windows on the right will be closed off and the third window from the right will become a door leading into the master bathroom. The existing bathroom to the home was a decent size bathroom so we used it as the master bath and built a new guest bath in one of the bedrooms. 

 Bonus room photos

 Here you can see the bonus room before we cut a hall into the existing roof. Soon we will have our access to the new master suite that will be tied into the old attic. The upstairs will then have a bedroom, bathroom and bonus/bedroom. We also created storage closets all over.

This is the view from the back of the bonus room. The hall access has ben cut in the original roof and now the loft is connected to the upstairs bonus room over the master.

Here is the view from the old attic / loft. You can see we have almost 9ft ceilings.

This bonus room is 15×15 and has two closets.

Here is front before.

The kitchen only has 6 cabinets. This back wall in this picture is where the stove was, the stove stuck out almost one foot past cabinets and needs to be level with cabinets.

Here you can see we pushed the wall back so the cabinets will line up with the stove. The water heater is now to small for the closet and has to be moved. We were planning on moving the water heater to the garage anyway. The water heater had no pan underneath it and if it were to leak it would ruin the wood floors.

This wall is where we will build the new pantry. We will close in the door giving us a whole wall for cabinets, refrigerator and new pantry. The kitchen has three places to enter so closing off one of the doors will not be such a big deal.

Here we will be gutting the whole bathroom. 

We left the toilet and sink for workers and both will be removed as we get further along.

The shower has plastic walls and will be replaced with tile.

Here is the family room from back side.

The windows, floors and wood have been removed. The windows and door will be rounded off at the top to match the rest of the arches in the house.

We are leaving this window into dining open. The top will be rounded off to match the rest of the openings.

The master bath before picture.

We will be closing off this door to the bathroom and turning the toilet facing the shower. This bathroom has two doors and we decided to make a true master bathroom. This will also allow us to make bathroom bigger.

 That is all I have right now for this project. More pics will be added to this post as more work is complete.

The property below was purchased at $111,000 and is now pending at $239,900. The rehab cost was just under 50k and I partnered with local investor Anthony Kusky on this one. Our profit after commissions and closing cost will be over $50,000 to split. Not bad for a property that took 40 days to rehab and a week to get under contract.

Here is the front before we painted, removed shutters, turned carport into garage, repaired stucco and cleaned up the yard.

 Here is the living area before we raised the back part of the roof. The ceiling was only 7ft before we started and the room felt really small.

 Here you can see where we removed the side walls. The new roof is framed in and we now have the same height ceiling throughout the living area.

 We used the old support while building the new. Now the roof is tied into the existing front section.

 That is all for now. I will keep you updated on future rehabs like the big college park project I just started. It's a total disaster and will take around 80k to make nice. I will post some pictures soon and throughout the process.

Front finished

Below you can see what the inside of the converted room looked like. You had to enter through the laundry room, no window and the lighting was poor.
 

Here you can see where we framed in the new wall with window. We also floated the whole garage floor to take out the slope. Now we have a level floor.

This picture is taken from the new entry way. We closed off the door coming from the laundry room and created a new arch entry. We also put new drywall to replace the old.

Here is the new garage conversion.

Below is the living dining combo area before. To the right is where we cut the new entry way to the garage conversion. The new garage conversion will now be a nice family room. This home had very little living area and the new family room will help fill that void.

This kitchen was small and the new cabinets cost $900, the granite counters cost $750 and all 4 appliances $1300. The total kitchen was around $3000.

This property I purchased for $52,600 and I put right at $15,000. I now have it on the market at $99,900. My Shriver house around the corner was the same size house and I had it under contract in one week. The Shriver house just appraised at $102,000 and I am getting closer to my closing date. My goal is to make $20,000-$25,000 on this flip.
