Purchase requirements: All properties require cash or a private/hard money loan in order to purchase – no conventional or FHA financing available on these deals unless otherwise indicated. All inspections must be completed prior to buyer signing the contract. Buyers will need to provide a $ non-refundable deposit in certified funds at time of contract in order to buy the property. Seller will convey using an as-is contract and a special warranty deed. Buyer will be responsible for all closing costs unless otherwise specified. Do not bother occupants, listing agents, or any signs on the property – all properties are secured under a contract or listing agreement and are marketed in conjunction with other Realtors / associates that we work with.

We have connections with several local private/hard money lenders, title companies, contractors, and other real estate vendors. We can help you find the money you need along with the other team members to get your deal closed, fixed up, and re-sold.
