Just over half acre building lot ( .53 Acre) in Christmas, FL. Had a mobile home removed about a year ago so you should save on impact fees. According to the seller, well and septic were working when the mobile home was sold and removed. We have done some research with the county and they said a special variance allows the owner to bring on and single-wide or double-wide of any age, so you can either bring in a cheap single wide and keep this as a rental, or bring in a better quality mobile home and sell it as a flip. We have found a vendor that sells new 3 bed/2 bath, 1000 SF mobiles homes, delivered and installed for around $30k-$35k. Should be an easy $25k-$30k profit by just bringing in a new home and selling it. ARV with a new mobile home such as this should be right around $100k.
