Property is currently set up as a duplex with 3/1 on each side. With 3600 sqft to work with there are a lot of options. House needs a ton of work so just estimate a full rehab. Renovations could run $50k for a cash-flow and upwards of $100k for a flip due to its size. Once fully updated each side could rent for $950-$1050 easily for a total of $1900-$2100.
