Here is an easy, cookie-cutter flip that we will rehab ourselves if not sold within a few days. The home is in great shape, and features a new roof, A/C is only 5 years old, tile floors, and in-ground pool.
There are several exit options here: rehab and sell for max ARV of $319k or so, do nothing and probably sell for $259k or do paint, some flooring and other cosmetics and get about $289k or more.
