Huge Reduction!  This house is basically complete already, just needs someone to pick up the remaining pieces and take it home!   The contractor who was originally on the project said he pulled all permits but he didn’t, and the city issued a stop work order.  City said there is 1 of 2 ways to fix-

 

1.  Engineer signs off on work

2.  Tear out drywall in a few areas to make sure hurricane ties were in fact in place on all new 2×4’s. Owners are assuming since he cut the corners on permits he might have not placed the ties on the 2×4’s as they don’t remember seeing them.  So you could potentially have to tear out drywall in certain areas and add the ties and replace drywall.

 

To finish up the rehab, the house needs a new roof, finish siding (a lot has been done already), a few odds and ends inside, a couple of windows and paint.   Most of the materials are already on site and come with the sale including the shingles for the room.  Sellers had well and septic inspected and were told they were both in good condition.  Kitchen is installed as well as flooring already.
