House is in good shape and needs primarily cosmetic updates. House needs interior and exterior paint, some updating to kitchen and baths, but it is not a total gut. Roof and flooring are in good shape. Also needs new carpet in bedrooms. Should be a simple, straightforward flip.
Going back a year you have several similar comps in your subdivision. We are very confident with our ARV of $270,000, but could definitely be more. You have one outlier comp that was a really nice rehab that sold for 330k. It did have a pool but taking this into account, I don’t think $280k would be ridiculous as an ask. The other comps have pools as well but are not rehabbed. This one is as low-risk as it gets, don’t miss it!
