This is the cheapest active, pending, and sold in the last year within College Park proper. This is going to be walking distance to the up and coming Packing District, which broke ground last month. Smith is a busier road, but I only comped it with homes on this road.

The way we broke it down after analyzing the property, we feel you have 3 main options:
